Pricing, Honestly

Why there's no price list on this website

We could publish a per-square-foot number. It would be wrong for most of the properties we clean, and you'd find that out on the day.

Two driveways of identical size can be an hour apart in real work depending on shade, staining, surface age, joints, edging and access. A house wash on a single-story ranch and a three-story stucco elevation are not the same job in any respect except the name.

What we can promise is that the quote you get is the price you pay for the scope described. If we arrive and find something materially different, we stop and talk to you before doing anything that changes the number.

Larger Properties

Some jobs we'd rather see in person

Estate properties and anything with mixed or historic materials get a walkthrough instead of a photo estimate.

We identify every surface, measure the hardscape, find the water sources, check what has been sealed before and with what, and agree the sequence — because a driveway clean and a house wash can't happen the same day without one undoing the other.

Quote questions

Is the quote free?
Yes, and there's no obligation attached to it. We'd rather give you an honest number you decide against than a cheap one you regret.
How accurate is a photo quote?
For standard residential work, very. On most streets we serve we've already cleaned nearby, so the photos mostly confirm condition and access. Anything unusual, we'll ask about before sending a number.
Will you call me repeatedly?
No. You'll get the quote, and one follow-up if we have a question. We don't run a sales pipeline.
How soon can you start?
A week or two is typical. If you have a date that matters — an event, listing photos, family arriving — tell us in the notes and we'll work back from it.
What if I only want one small thing done?
