The Problem

Houston is unusually hard on glass

Most windows in Bellaire aren't dirty from the inside out — they're etched from the outside in. Sprinkler overspray leaves mineral deposits that a squeegee won't touch. Oak pollen cakes into the tracks every spring. And south-facing glass bakes it all on.

By the time a homeowner calls, the glass usually has three separate problems layered on it: loose surface dirt, hard-water spotting along the bottom edge, and tracks packed with grit that turn muddy the first time anyone sprays them.

Cleaning only the first one is why windows look great for a week and then look worse than before.

  • —Sprinkler overspray on ground-floor and patio glass
  • —Pollen and grit packed into sills and lower tracks
  • —Screens that grey the view even when the glass is clean
  • —Second and third-story panes nobody has reached in years
What's Included

Every pane, and everything around it

A window cleaning that stops at the glass isn't finished. Here's what we touch on a standard residential visit.

  • 01Exterior glass. Washed and squeegeed, edge to edge, with mineral deposits treated where they'll respond.
  • 02Interior glass. Cleaned the same visit, with floors and sills protected.
  • 03Frames and sills. Wiped down, not just worked around.
  • 04Tracks. Vacuumed and detailed so they don't turn to mud on the first rain.
  • 05Screens. Removed, cleaned, dried, and re-hung in the opening they came from.
  • 06Upper stories. Reached by water-fed pole — no ladders leaned on your gutters.
Before & After

The difference is the edges

Drag the divider. Look at the corners and the bottom rail — that's where a rushed job shows.

Years of sprinkler spotting off a full-height window wall.

How We Work

Pole where it's safer. Hand where it's better.

Upper-story glass gets a water-fed pole and purified water, so there's nothing left behind to spot as it dries and no ladder resting on your gutter line. Everything within reach gets washed and squeegeed by hand, which is still the best finish anyone has invented.

  • —No ladders against gutters, sills, or stucco
  • —Drop cloths on interior floors and sills
  • —Shoes off or covered inside, every time
  • —Screens tracked so each one returns to its own opening
The Visit

What the day actually looks like

Pane count and access, from photos or a quick walk. Priced after we review your request.

  2. Setup

Interior floors covered, screens pulled and labeled, exterior beds moved clear.

  3. Wash

Exterior first, then interior, then tracks and sills. Upper stories by pole.

  4. Walk the light

We walk the house with you and re-hit anything that catches the light wrong.

FAQ

Window cleaning questions

Do you clean the inside as well as the outside?
Yes. A standard residential visit covers both sides of the glass in the same appointment. If you only want the exterior done, tell us on the quote form and we'll price it that way.
Are screens and tracks included?
Yes. Screens are removed, cleaned, dried, and re-hung in the opening they came from. Tracks and sills are vacuumed and detailed — that's what keeps the glass clean after the first rain.
Can you remove hard water spots?
Often, but not always. Light mineral spotting from sprinkler overspray usually responds to treatment. Glass that has been etched over many years may not fully clear, and we'll tell you honestly what we expect before we start rather than after.
How do you reach second and third-story windows?
A water-fed pole with purified water, which is safer for the house than leaning ladders on gutters and sills, and leaves nothing behind to spot as the glass dries.
Do I need to be home?
For exterior-only work, no. For interior glass we need access, so someone needs to let us in — but you don't have to stay. We text when we arrive and when we're finished.
How often should windows be cleaned in Houston?
Most of our residential clients land on twice a year, usually spring and fall. Homes with heavy sprinkler overspray or a lot of tree cover often go quarterly. We'll suggest an interval after the first visit based on what we actually see.
