Straight answers, including the unflattering ones.
Everything homeowners actually ask us before booking — method, pricing, timing, and the honest list of things that will not come out.
Getting started
How do I get a quote?
Send the address, tell us which surfaces you're thinking about, and add a few phone photos. Most residential jobs we can price from that alone, and quotes go back after we review your request. Larger properties get an in-person walkthrough instead.
How much does it cost?
It depends on the surface, the square footage, the condition and the access — which is why we don't publish a price list we'd have to walk back. What we will do is give you an itemized quote by surface, so you can take the driveway now and the house wash later if that's what makes sense.
Do I have to be home?
For exterior work, no. We need access to the perimeter of the property, a working outdoor spigot, and any gate codes. Interior window cleaning is the exception — that's scheduled as a set appointment with someone home.
How far in advance should I book?
A week or two is typical, less in slower months. Spring and early fall are our busiest stretches. If you have a date that matters — an event, a listing photo shoot, family visiting — tell us and we'll work back from it.
How do you document the work?
We photograph relevant conditions and completed work so the result is clear even when you are not home.
Method & safety
What's the difference between pressure washing and soft washing?
Pressure washing uses force — right for concrete and hardscape that can take it. Soft washing uses low pressure plus a cleaning solution and dwell time, so the chemistry does the work. Nearly every vertical surface on a house gets soft washed: siding, stucco, brick, painted surfaces, soffits and eaves.
Will pressure washing damage my siding or brick?
It can, and it's the most common damage we're called in after. Force drives water behind siding, strips paint, blows out mortar joints and etches soft stone. That's the reason we soft wash houses instead.
What do you do about my plants?
Beds are soaked with clean water before we start and rinsed again after. It's the single most important habit in soft washing and it's the one most companies skip. Specimen plantings directly under a work area get covered.
Is the solution safe around pets and kids?
The products are used at controlled dilution and rinsed. We ask that pets stay inside while we're working and that kids stay clear of the work area, the same as any job site. Call or text 832-430-2122 to confirm what applies to your property.
Do you need my water and electricity?
Water, yes — a working outdoor spigot with normal pressure. Electricity, no.
Results & expectations
What won't come out?
Rust, paint overspray, oil that has soaked deep into concrete, acid etching, artillery fungus, and surfaces that have already been damaged by improper cleaning. We'll tell you before we quote it, not after. Anyone who says everything will clean up hasn't looked closely enough.
Will my driveway look brand new?
It'll look dramatically better, and on most driveways the change surprises people. But concrete ages, stains set, and a twenty-year-old slab is not going to read as new. We'd rather set the expectation honestly than have you measure the result against something impossible.
How long does it last?
A soft washed house typically holds 12 to 18 months, less on permanently shaded elevations under heavy tree cover. Cleaned concrete depends entirely on shade and traffic.
What if I'm not happy with something?
Call us. We walk the property before we leave and most issues get caught then, but if something was missed we come back and correct it. That's the whole policy — there's no form to fill in.
Do you take photos?
Yes, before and after, sent the same day. That includes the parts of the property you don't see from the front door — the back of the house, the side yard, the top of the gutter run.
Scheduling & weather
What happens if it rains?
Light rain usually isn't a problem for exterior washing. Heavy rain, storms and high wind are, and so is rain during a sealing job — sealer needs dry conditions and cure time. If we have to move a date for weather we'll tell you as early as we can and reschedule at the front of the queue.
Do you work in winter?
Yes. Houston winters rarely stop exterior work, and cooler months are often better for larger hardscape projects because dwell times are easier to control.
How long does a job take?
A house wash on an average home is a half day. A driveway is one to three hours. A full exterior with windows can run a full day.
Will you give me an arrival window?
Yes, and we confirm it. Working a small service radius is what makes that possible — we're not crossing Houston to reach you. If we're running late, you hear it from us before you have to ask.
Pricing & payment
Is the quote fixed?
The quote is for the scope described. If we arrive and find something materially different from what was described — a surface in far worse condition, or an area that wasn't mentioned — we stop and talk to you before doing anything that changes the price.
How do I pay?
Call or text 832-430-2122 to confirm what applies to your property.
Do you offer recurring service?
Yes, and most of our window cleaning and gutter clients are on one. Recurring clients get scheduled first and don't have to remember to call. Call or text 832-430-2122 to confirm what applies to your property.
Can I book multiple services together?
Yes, and it's usually the better way. One setup, one visit, one disruption — and services that share equipment (gutters and second-story windows, for instance) cost less time together than apart.
Do you offer neighbor or block pricing?
If several houses on the same street book together, tell us. One setup for the block is genuinely more efficient and we price it that way.

Ask us the awkward one
If there's a question you'd rather ask a person — about damage risk, about something another company did, about whether a surface is worth saving — call. We'd rather talk you out of a job than sell you the wrong one.
